What is the Quarters at Rochester?
It’s an apartment community designed with Rochester Community and Technical College students in mind. The Quarters at Rochester features spacious apartments with available furniture packages and in-unit laundry, plus a full set of community features spacious apartments, provides basic furnishing, and affordable rates. We are conveniently located next door to the RCTC campus.
Can I live with friends, or can you match me with roommates?
You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.
How do I view an apartment?
If you are interested in obtaining more information about our units, please call us at 507.405.2890 and speak to a leasing agent. They will be able to answer your questions and schedule a time to view a unit. Otherwise, you can email us at firstname.lastname@example.org and we can schedule an appointment.
What are per-person contracts?
Instead of requiring all roommates to sign a joint lease, each person at the Quarters at Rochester has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself—not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

All utilities (electric, sewer, and water)

Laundry facilities on each floor
24-hour on-site management
Basketball and sand volleyball courts
Are the apartments furnished?
The Quarters at Rochester provides basic furnishings in each unit which includes a full size mattress, bed frame, and closet organizer in each bedroom along with a couch, TV connected to cable, a high-top table with barstools, and full-size appliances in the kitchen.
When do the contracts start and end?
The standard term is August 1 to May 31, with payments made in 10 equal installments. Limited alternate dates are available; please inquire with our staff.
What is the move-in process and what do I need to do?
Please call us at 507.405.2890 and speak to a Site Manager to determine the move-in requirements.
Are pets allowed?
Pets are not allowed at the Quarters. Please speak with the Property Manager for further details.
What do I do if I have a maintenance problem?
If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 507.405.2890. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal. Please allow our technicians 3-5 days to troubleshoot and fix your problem.
What do I do if I have an after-hours emergency?
If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours emergencies, please contact us at 507.405.2890. When prompted, please leave your name, telephone number, unit number and a detailed description of the emergency and our on-call team member will return your call in a timely manner.
How can I receive information updates throughout the year?
Our staff maintains constant communication with each resident by use of email, social media, and the announcement section of this website. Additionally, text messaging and phone calls may be utilized to relay urgent messages. Please monitor your email on file and our company’s social media outlets for the most up-to-date information.
What utilities am I responsible for and how do I pay them?
Tenants are responsible for paying the utilities as indicated on the lease agreement. As part of our commitment to first class service, The Quarters at Rochester has partnered with SimpleBills (www.simplebills.com) to provide individual invoicing for just your portion of the total utility bills each month. Account set up and payment is handled directly with SimpleBills. Detailed information about how to set up your account with SimpleBills will be provided prior to your scheduled lease start date.
Are there security personnel available to assist with safety concerns?
Safety is our No. 1 priority! Our security staff is available from 8pm-2am on Thursday, Friday, and Saturday hand with local law enforcement to ensure maximum safety and enforce community rules.
What if I have questions throughout the year? Which resources are available to help answer them?

What is the move-out process and what do I need to do?
Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.
When is rent due and how can I pay?
Rent is due on the 1st of every month and is considered late if not received or postmarked by the 5th. You can mail a check to 826 21st Avenue SE, Rochester, MN 55904, or drop it off at our office location drop box. Credit and debit cards are accepted and processed through the Resident Login portal of this website. Additionally, residents may set up automatic withdrawals from a checking or savings account through the Resident Login portal. For more information, please speak to your site manager.
